NO PARTIES. Use of the premises will be denied to persons not falling within the foregoing categories and as a result they would have to vacate the property without any refund. Any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the rental agreement and forfeiture of the guest’s security deposit and rents.
PAYMENT & SECURITY DEPOSIT. Payment of 50% (checks preferred) to secure rental at time of booking, Rental balance due at check in or by noon of arrival date. Lakes Lodging will take and hold Guest’s credit card information on file for a $200 security deposit. CREDIT CARD INFO MUST BE PROVIDED UPON BOOKING. Guest is liable for all replacements and repairs that are outside what is considered normal wear and tear and Tenant/Guest hereby authorizes Lakes Lodging to charge the Guest’s credit card to cover said costs.
CANCELLATION. RESERVATIONS ARE CONSIDERED BOOKED WHEN THE GUEST’S CREDIT CARD INFORMATION IS RECEIVED WITH 50% OF RENTAL FEE. To cancel this reservation, notice of cancellation MUST BE IN WRITING AND RECEIVED MORE THAN 90 DAYS BEFORE CHECK-IN DATE. Guest hereby authorizes Lakes Lodging to charge Guest’s credit card for any outstanding balances for reservations cancelled less than 90 days prior to check-in date.
PETS. Pets are not allowed in, at, or around our rental properties, unless discussed otherwise. if our rental is pet friendly,additional security deposits may apply. Those with pet allergies should notify us to verify if pets have been present at the property. Absolutely no cats, birds, or exotic animals.
SMOKING. Smoking is not allowed in any of our rental properties.
CHECK-IN. Check in time is 3:00 p.m. on your day of arrival.
CHECK-OUT. Check out time is 11:00 a.m. on your day of departure. A $75.00 fee will be charged for each 1/2 hour past the required checkout time, as we often have guests leaving and arriving at the same day leaving the cleaning services a small amount of time to clean. $50.00 per item fee will be charged for each lost key, garage door opener. Each rental unit has a check-out procedure posted inside of the house. Please read, and follow the checkout directions prior to departure.
CLEANING. Each property will be inspected, sanitized and cleaned after your departure. the cleaning fee of $130.00 you have paid will provide for normal cleaning so that you can enjoy your vacation up to the last moment. If additional cleaning is required, appropriate charges will be deducted from your security deposit at a rate of $50.00 per hour.
WHAT WE SUPPLY. The property is, unless otherwise noted on our website, equipped and set up as a furnished property that will include bedding, an equipped kitchen, TV, furnishings. Paper products, staples and toiletries (salt, pepper, condiments, soaps, etc) are not provided, although may be in rental. Occupancy is based on sleeping capacity; each home may not have ample dining/living room seating to match bed capacity. Extra linens provided upon request for a fee.
Weather. Lakes Lodging does not assume any liability for loss, damage or injury to persons or their personal property due to weather related circumstances. NO REFUNDS WILL BE GIVEN FOR TOO MUCH SNOW, OR LACK OF SNOW.
MAINTENANCE. Lakes Lodging will diligently attempt to address maintenance issues as they occur. There is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects the tenant’s stay; Lakes Lodging reserves the right to refund at their discretion or relocate guests to another property.
